The earlier, the better. Involving us from the design stage helps ensure your plans are both buildable and aligned with your budget from day one—saving time and potential rework later.

Design & Planning
We focus exclusively on construction, working closely with your architect to bring your design to life. However, we can assist in connecting you with reputable and experienced Architects.
Absolutely. We specialise in building architect-designed homes and are experienced in working collaboratively with architects to ensure the design intent is honoured.
Changes are possible; however, we recommend that plans are finalised before the commencement of the build. Depending on the stage of construction, changes to plans may cause significant delays and increased costs.
We maintain regular communication with both you and your architect throughout the build, and we pay close attention to the details that make your home unique.
As much or as little as you like. Most clients enjoy being closely involved in selecting finishes and fixtures, but we can also guide you through the process if you prefer a more hands-off approach.
Process & Timeline
The process generally includes design development, cost planning, permits and approvals, contract signing, construction, and handover. We’ll guide you through each phase.
Timelines vary based on the complexity of the home and site conditions, but on average, custom home builds take 12+ months from site start.
We typically coordinate with your architect and external consultants to manage all necessary permits, including planning, building, and occupancy approvals.
Once all design documentation is finalised, permits are approved, and a contract is signed, we begin the pre-site setup and then move into construction.
Yes, we provide an indicative timeline at the outset, and update you on progress regularly as the build unfolds.
Costs & Contracts
As a guide, our custom builds typically start from around $40,000 per square. Final pricing depends on size, complexity, level of finish and site conditions. We’ll provide a detailed estimate based on your plans and brief before construction commences.
Our contract outlines all inclusions (such as labour, materials, supervision, warranties) as well as exclusions (such as landscaping or furnishings, if applicable). Everything is clearly itemised in the build contract which you will review and approve before construction commences.
Any requested changes during construction are documented and priced before proceeding. We believe in full transparency—there are no hidden surprises.
Payments follow your building contract. We use an ABIC-based progress claim schedule rather than the standard ‘base/frame/lock-up/fix’ stages. During construction, claims are issued at the agreed intervals and certified by the contract administrator based on work completed. For projects delivered in two parts, Part A covers design and documentation; Part B sets out the construction progress schedule. Your exact payment timetable is itemised in your contract.
Construction & Quality
Your project will be overseen by one of our experienced site supervisors, supported by our construction management team to ensure quality and continuity.
We provide regular progress updates—often weekly—including photos, site reports, and meeting summaries, so you’re always informed.
Yes, we welcome site visits at key stages by appointment, always with safety in mind. Your supervisor will guide you through each milestone.
We use trusted trades, conduct frequent quality checks, and remain involved in every detail—from slab pour to final detailing and cleanup.
We work with a consistent team of trusted subcontractors who share our commitment to quality workmanship and uphold the standards required to deliver a custom-designed home.
After Completion
All our homes come with a statutory builder’s warranty as required by law, as well as additional manufacturer warranties on selected fixtures and appliances.
Yes. We provide a 90-day Defects Liability Period (DLP) after handover. Before the period ends, we complete a DLP inspection with you, document any items, and rectify them promptly.
We’re here to support you well beyond handover. Our team is available to assist with any maintenance queries or advice as you settle into your new home. Prior to handover, we complete a formal defect walkthrough and ensure all items are addressed to your satisfaction before keys are handed over. At three months post handover, we carry out a comprehensive maintenance inspection and walkthrough to identify, document and arrange rectification of any items, in line with our construction guidelines and the relevant Australian Standards.
Yes, we provide a detailed handover pack that includes appliance manuals, warranty documents, care instructions, and ongoing maintenance recommendations.
Legal, Insurance & Compliance
Yes. We are a fully licensed builder and carry comprehensive public liability, construction insurance, and home warranty cover for every project.
Yes, we use a HIA industry-recognised contracts tailored to your custom build, ensuring clarity and legal protection for all parties.
All of our builds comply with current building codes, council regulations, and energy rating requirements. We work closely with consultants to ensure compliance is seamless.
